About Section 8
Section 8 Housing, also known as Housing Choice Vouchers, is a program designed to make decent housing more affordable for low-income or disabled individuals and families. It is run by the U.S. Department of Housing and Urban Development (HUD). It is available for any apartment approved by local housing agencies, and not just those in separate low-income housing communities. To be eligible for Section 8 Housing, you need to meet several qualifications.
Income
To qualify for Section 8, you must be considered low income. The local housing agency in charge of this program will need to calculate your estimated yearly income, as well as look at your current assets, such as your bank account. If there are other working adult family members living in the home, such as a spouse or adult children, their incomes will be included. To qualify, your total income cannot exceed 50 percent of the area's median, or average, income. For example, if the average income in your area is $50,000 and your family income is less than $25,000, you may qualify for help with your housing costs.
Household Size
The number of people living in your home is another qualifying factor. A single person or a couple would need to make much less than a larger family in order to qualify. This is because a larger family, theoretically, has more expenses than a smaller household, and would have less of their income available for housing costs. Those receiving Section 8 assistance are still required to pay part of the apartment cost, around 30 percent of their income. In many areas, however, that amount would not be nearly enough to pay for a decent apartment large enough for a family. Because low-income families would have a harder time paying the entire cost of rent on their own, they would receive help sooner.
Need
Your level of need is also a determining qualification. Most areas have a waiting list for Section 8 housing vouchers. Your position on the list is determined by your current situation compared to the needs of others in your community. Those with no housing at all, especially if they are disabled or if they have children, will be towards the beginning of the list. Low-income couples, without children and who are only slightly under the income guidelines, will be less likely to receive immediate assistance.
